Car Upholstery Factory
An industrial facility built around functionality, employee comfort, and a refined material palette that balances raw production space with a distinctly modern office wing.
Site & Setback
A 5 meter buffer from the street is kept as a green zone, planted with lawn only. All gates and entrances sit on the opposite side of the plot, keeping the street facing side clean and landscaped.
Facade & Materials
The building combines black plastered and painted surfaces with sections of facing brick, creating contrast between smooth and textured planes. Mirrored glass elements run along the street facing facade at roughly 1 meter intervals, two per factory hall and one along the office wing, continuing the same rhythm across the entrance wall.
Factory Halls
Each workshop includes its own support zone: an open plan office area, a small lounge with a kitchenette, and a toilet, giving production staff a comfortable space without interrupting the main working floor.
Office Wing
The office wing rises to the full height of the property at its entrance, with office space taking up only the upper portion. This gives the entry a strong sense of scale. A large glazed facade brings in natural light and echoes the openness of the entrance, which is accessed through a large main door.
On the ground floor sits an open plan office area with a kitchenette, a large meeting table, and a couch for receiving clients.
